All of the homes are fully equipped and come with your very own private pool plus all the amenities to make your stay convenient and comfortable. Relax after an exciting day in the privacy of your vacation home, townhome, or villa. All homes include a fully equipped kitchen, including a refrigerator, microwave, stove, oven, coffeemaker, toaster, cooking utensils, and dishwasher. A washer and dryer are provided in each home for your convenience. Other features include central air and heat, cable TV, hair dryer, linens and towels, iron and ironing board, and telephone. Come stay in a spacious three-, four-, or five-bedroom home, three-bedroom villa, or three-bedroom townhome in Central Florida] **PLEASE NOTE: Not all pools have heaters. Heated pools are on a request basis and must be requested at time of booking. Please contact customer care at 800-627-7019 for the number to call to request a pool with a heater. There is a charge of $35 plus 7% tax per day to activate the pool heater. Guests must request this at time of booking and pay for this service at check-in.** **Any stay less than five nights will be subject to a $75 plus 7% tax cleaning fee, collected at check-in.** The front desk is open Monday through Saturday, 8:30 AM to 7 PM. Check-in is at 4 PM and checkout is at 11 AM. 2983 Vineland Road, Kissimmee, FL - From the Orlando International Airport: Follow Airport exits to Highway 417 (The Greenway). Take Highway 417 Toll Road (The Greenway) to Kissimmee. You will continue on Highway 417 traveling towards the Walt Disney World Area. You will pass Orange Blossom Trail (State Road 441) Exit #11 and John Young Parkway Exit #10 continues to Exit 6. Exit Highway 417 at Exit #6; continue to travel staight until the traffic light at Vineland Road (Highway 535). Make a left hand turn at traffic light at Vineland Road (Highway 535 South). Continue to travel towards Kissimmee on Vineland Road. Make a left hand turn at Kyngs Heath Road traffic light. The American Vacation Homes office and service center will be on the left, next to 7-11 Mini Store gas station. From Tampa International Airport: Follow Airport exit to West Tampa Bay Blvd eastbound. Continue to Highway 92. Make a right turn onto Highway 92 South. Take ramp onto I-275 towards Orlando. Continue on I-275 until I-4; take ramp onto I-4 Eastbound towards Orlando. Stay traveling eastbound on I-4 until Exit 64 A. Take ramp on Exit 64 A onto Highway 192 East towards Kissimmee. Travel on Highway 192 until traffic light on Vineland Road (State Road 535). Make a left hand turn at Vineland Road (SR-535). Make a right hand turn at next traffic light (Kyngs Heath Road), and then make a left to the office. From I-95 Southbound: Take I-95 Southbound towards Florida. You will pass the cities of Jacksonville, St. Augustine and Daytona. Exit I-95 at the Exit towards Orlando, which will be I-4 Westbound. As you travel West on I-4, the exit numbers will be in a descending order. Travel until Exit 68 (Kissimmee); take Exit 68, then at the traffic light make a left hand turn onto SR 535 South. Continue to travel south on SR 535. Make a left hand turn at Kyngs Heath Road traffic light, the American Vacation Homes offices will be on the left hand side. |

Reservations cancelled more than 15 days prior to arrival will be assessed a charge of $25. Reservations cancelled between 15 days and 24 hours prior to arrival will be assessed a charge of $25 plus the cost of two nights' stay, tax recovery charges, service fees, cleaning fees, and any other inclusive surcharges. Reservations cancelled 24 hours or less prior to arrival are non refundable. A $25 change fee applies once the reservation has been confirmed.
